TRACT DESCRIPTIONS
Tract 1: 80± ac all tillable. Level productive farmland. The soils are mostly Blount silt loam with a small amount of Haskins. There is nearly 1300 feet of road frontage along Erastus Durban Road and over 2600 feet along Pine Road.
Tract 2: 40± ac all tillable. Level farmland with mostly Blount silt loam soils. There is over 600 feet of road frontage along Erastus Durbin Road and over 2500 feet along Pine Road.
Tract 3: 53.3± ac mostly tillable except for approximately 5.5 acres of woods on the southeast corner. The soils are mostly Blount Silt Loam with some Pewamo silty clay loams. There is approximately 600 feet of road frontage along Pine Road. There is approximately 2.6 acres on the south side of the drainage ditch.
Tract 4: 40± ac all tillable, rolling high on the western half and slopes down across the eastern half. It does offer a very scenic potential building site. There is some flood plain on the northeastern part of this tract. The soils are partly Blount silt loam with some Sloan silty clay and Glynwood clay and Shoals silt loam. There is over 1300 feet of road frontage along Pine Road.
Tract 5: 31.5± ac all tillable, level farm land with some older drainage tiles showing on aerial. The soils are about half Pewamo silty clay and half Blount silt loam with a small amount of Glynwood. There is approximately 500 + feet of road frontage along Wabash road to the north of the home, and 300 + to the south.
Tract 6: 59± ac all tillable except for the drainage ditch which runs through it. The soils are mostly Blount silt loam with some Glynwood silt loam. There is approximately 600 feet of road frontage along Pine Road.
Tract 7: 13± ac mostly wooded with a small area of tillable on the northwest corner. This woods obviously took a tremendous amount of damage from the tornado. Tons of firewood to be made, but still remains a great future potential building site. There is nearly 700 feet of road frontage along Pine Road.
Tract 8: 44.5± ac mostly tillable with a lot of frontage along the ditch. The soils are Glynwood silt loam with some Pewamo silty clay. This tract wraps around the home farm place and has approximately 600 feet of road frontage along Schroeder Road to the west of the drive and over 600 to east. This tract will include the two fertilizer storage buildings. One building is 28 x 80 with bins inside, and the other is 48 x 75 with open storage inside. Sliding door is 15 ft. w x 10.5 ft. high.

Tract 10: 39.2± ac mostly tillable with approximately 3.25 acres off woods. The soils are mostly Blount silt loam with a small amount of Haskins loam. There is over 1100 feet of road frontage along 29.
Tract 11: 70± ac mostly all tillable farmland. The soils are mostly Blount silt loam. There is over 800 feet of road frontage along 29 and nearly 1300 feet along Schroeder road to the south.
Tract 12: 10± ac all wooded. This tract heavily wooded with approximately 400 feet of road frontage along 29.
Tract 13: 79.3± ac mostly tillable except for the drainage ditch going through it. This tract is mostly Blount silt loam with some Pewamo silty clay. There is approximately 250 feet of road frontage to the west of the house, and over 900 feet of frontage to the east of the house along Schroeder road.
Tract 14: 40± ac mostly tillable except for the ditch running across the tract. The soils are a mixture of Blount silt loam, Pewamo silty clay, and Glynwood silt loam on the north of ditch and also the same on the south of the ditch with some Sloan silty clay along the ditch on both sides. There is approximately 1300 feet of road frontage along 29.
SOIL INFORMATION
PROCEDURE: The property will be offered in 14 individual tracts, and in any combination of these tracts, or as a total unit. There will be open bidding on all tracts and combinations during the auction as determined by the auctioneer. Bids on tracts, tract combinations and the total property may compete. The property will be bid in the manner resulting in the highest total sale price.
DOWN PAYMENT: 10% Cash down payment at close of auction for individual tracts or combination of tracts. The down payment may be made in the form of Cash or cashiers check or a personal or corporate check immediately negotiable. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.
APPROVAL OF BID PRICES: At the close of the auction, Buyer(s) will be required to execute an Agreement to Purchase Real Estate and Addendum. The terms of this agreement and addendum are non-negotiable. All final bid prices are subject to the Sellers acceptance or rejection.
DEED: Seller shall provide a Trustees deed. Real Estate sold subject to all rights of way, legal highways, leases, and easements of public road and utilities.
EVIDENCE OF TITLE: Seller agrees to provide marketable title to the property, subject to matters of record. It shall be the Buyer(s) option to purchase Title Insurance if desired. The cost of the Owners Title Insurance will be the responsibility of the Buyer(s).
CLOSING: Balance of purchase price is due in cash at closing, which will take place on or before March 2, 2018. The cost for an insured closing will be shared 50/50 between Buyer and Seller. All lenders costs shall be paid by the Buyer(s).
POSSESSION: Possession of farm land is at closing.
REAL ESTATE TAXES: The Real Estate Taxes shall be pro-rated to the date of closing. The Buyer(s) shall pay all thereafter.
DITCH ASSESSMENTS: Buyer(s) shall pay all ditch assessments due after closing.
ACREAGE: All tract acreage, dimensions, and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.
SURVEY: The Seller shall provide a new survey where there is no existing legal description or where new boundaries are created by the tract divisions in the auction. Any need for a new survey will be determined solely by the Seller. The cost of the survey will be split 50/50 between Buyer and Seller. The type of survey performed shall be at the Sellers option and sufficient for providing title insurance. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres, except Tract 9 and any combination that contains Tract 9. In the event that the entire property sells to one buyer there shall be no survey.
PROPERTY INSPECTION: Each potential Bidder is responsible to conduct, at their own risk, their own independent inspections, investigations, inquiries, and due diligence concerning the property. Inspection dates have been scheduled and will be staffed with auction personnel. Please feel free to inspect the land at any other time at your own risk and being careful to respect the tenant farmers growing crops.
EASEMENTS: All real estate is being sold subject to any existing recorded easements. Existing recorded leases, if any will be assigned to the Buyer.
